RICS Level 1 Home Survey
A RICS Homebuyer Surveys Level 1 Survey, also previously known as a Condition Report or RICS Condition Report, is the most basic of the three surveys. It’s designed for home buyers or homeowners who are seeking a professional and objective report on the condition of a property.
An RICS Level 1 Survey is best suited to conventionally built, modern properties – not older, complex or neglected properties.
As part of this condition report, our surveyor will carry out a visual inspection of the property but will not carry out any tests on the fabric or services of the building (e.g. electrics, plumbing, heating).
RICS Level 2 Home Survey
One of the most common choices for a standard house survey is a Home Survey Level 2 (previously known as a ‘homebuyers report’).
This type of survey is ideal when buying a conventional house, flat or bungalow, which is built from common building materials and is in reasonable condition, and you would like information and advice on construction, condition and repairs.
The level 2 survey report uses a clear ‘traffic light rating system to describe the condition rating of the property’s main features (such as glazing, roof, electrics, and exterior).
We use the RICS Home Survey – Level 2 format and our reports are written in plain English and are in an easy to read format.
RICS Level 3 Home Survey
The RICS Homebuyer Level 3 surveys were specifically designed for houses that were built before 1890 but can be used for any type of property, however they are generally used for older properties, or properties that are particularly large, in a poor condition, have been heavily altered or are of non-traditional construction.
Due to the added complexity of these types of properties Level 3 surveys tend to be longer, more in depth and provide greater detail about the structure and fabric of the property.
We use the RICS Home Survey – Level 3 format and like the Level 2 survey our Level 3 surveys are written in plain English and are in an easy to read format.
Defect Analysis
We are often asked to look at specific defects by current home owners or prospective buyers, rather than carry out a full comprehensive survey report on the whole property. This can prove cost effective especially if only one type of defect concerns you, but if there are a number of defects or possible shortcomings then either a Home Survey Level 2 or Building Survey Level 3 would prove more cost effective and appropriate.
Defect analysis can be carried out by way of a Limited Defect inspection and report. The scope of the report is set out and agreed in writing before the inspection is carried out.

condition reports on buildings for owners and managers.
assessment of loft conversions.
assessment of removed/altered chimney breasts.
